Homebuyer Program

 

Do you dream of owning your own Home?

Established in 1993, the Appleton Housing Authority’s Homebuyer Program has helped more than 320 households reach their dream of owning a home.  By utilizing available funding from Federal, State and local sources, qualified applicant’s can receive assistance for down payment and needed repairs or upgrades to home’s they buy.  This assistance is given as 0% interest deferred payment loans.  These loans do not collect interest and the home owner does not make payments to the Housing Authority as long as they live in their house. 

 

Arrangements have been made with local banks so that all homebuyer clients receive a reduced interest rate on their home loan.  These banks have also reduced or eliminated many of the fees and costs that normally are part of a mortgage.  All together homebuyer clients benefit with a monthly house payment that is affordable for them. 

 

Which house’s are available? 

Clients are free to purchase any house that is located in Outagamie County.  The price of a home must be in the clients calculated price range and can not exceed limits set for the amount of repairs that are needed to a home.                   

 

The calculated purchase price of a house is determined by the amount of money you will qualify to borrow from a local bank base on your current income.  The amount of down payment assistance you will receive from the housing authority is then added to come up with a purchase price limit that will be affordable to you.

 

Who is eligible? 

Any person or family with a total household income below 80% of the County Median Income limit will qualify to apply for the program.  These income limits are adjusted for the number of people that live in the household.  *See table below for income limits.

 

A person can not own property at the time they apply for this program.

 

Only people who are looking for a single family house will qualify.  You can not buy a duplex or rental property through this program.

 

Each applicant is required to complete a series of homebuyer education classes before they are referred to a bank.  These classes are provided by the housing authority.

All homes are inspected before you buy them to make sure they meet HUD housing quality standards.  If repairs or upgrades are needed assistance is available to see that each house is made a safe and decent place to live.
